Why You Should Rent An Apartment

Why You Should Rent an Apartment In The Fall/Winter

By | Dallas

Each year, more than 40 million Americans move; and the population migration patterns show that more people are moving to warmer climates (looking at you, Texas) than ever before! It’s no wonder the Dallas-Fort Worth metroplex gained more new residents than any other metro in the nation last year. We don’t like to toot our own horn, but toot-toot! As “warmer climates” go, summertime has historically proven to be one of the busiest times of the year for renters. We totally understand if every reader just rolled their eyes at the idea that summertime in Texas could even remotely be referred to as “warm.” So, check out our top four reasons why moving in the fall and winter is the *actual* superior choice.   Demand is Lower Let us fill you in on a little secret – apartment pricing is affected by supply and demand. Is anyone surprised? Don’t worry, you don’t have to scrounge up that old microeconomics textbook – we got you! It makes sense that as the summer months come to a close, people begin to settle into their seasonal routines (school, work, etc.), and the urgency to rent slows way down.  Since there are fewer people looking to move during the fall and winter months compared to summer months, prices have a tendency to fluctuate a little more. There’s only one caveat to this golden nugget of information. If you follow us on Instagram or Facebook, you’ve seen us repeatedly mention that prices change each day….

A Guide to Five of the Hottest Neighborhoods in Dallas

By | Uncategorized

Dallas is growing rapidly – Texas transplants are moving here every day and new properties are going up all the time! As the city develops, neighborhoods are constantly changing. We’ve done some research to determine the vibes of five of Dallas’ hottest neighborhoods; it’s up to you to decide which one to call home. DESIGN DISTRICT  At first glance, you might see this neighborhood as quiet and low-key. But, inside the huge warehouses and down the dead-end streets lie hidden gems unlocking the bustling city life that is Design District. Here, you’ll stumble upon countless art galleries and collectors, fashion and interior designers, and chic restaurants like the Dallas Contemporary, Scout Design Studio, The Charles and Town Hearth.  Work remotely from Ascension Coffee, or set-up happy hour at El Bolero or Wheelhouse! In fact, a few of our favorite Dallas go-to’s are actually tucked away in the Design District, like Shop Vintage Dallas, Stack’s Sandwich Company and TacoStop. The best way to explore the neighborhood is by following @ddesigndistrict and attending their regular neighborhood events (we recommend Dragon Street’s Third Thursdays Art Walk)! Once you get acquainted, the Design District’s seems far from quiet and low-key. Yet, since the Design District has somehow stayed a mystery to most, rates for leasing here are found to be very workable! Leased with Smart City, the average 1-bedroom is $1,250 and 2-bedroom is $1,800. DOWNTOWN  If you crave a neighborhood that’s rich in history, and an apartment space full of quirks and character,…

We’re One of America’s Fastest-Growing Companies

By | Uncategorized

This morning, Inc. Magazine released its annual list of America’s most successful companies – Inc. 5000. Of the 5000 companies nominated, we’re proud to announce that Smart City ranked in at number 670 and 24th in our industry! Since 2015, we’ve seen a growth rate of more than 650 percent; which is significantly above average according to Inc. magazine’s list. We’re honored to be recognized as one of America’s most successful, privately owned companies and excited to continue growing like crazy–this is just the beginning! Photo courtesy of Inc. Magazine How’d we get here? Smart City was founded on the fact that it is possible to have both autonomy and top-tier service when it comes to business. It goes to show that belief in what you do, living in possibility and surrounding yourself with overachievers can be the perfect equation for reaching success. In an interview with Voyage Dallas, Smart City Founder, CEO and fearless leader, Cassie Brown, said that success comes from setting hard goals and destroying them. “It’s continuously learning, being open to new ideas and staying curious,” she explained in the interview. “Success is the fulfillment of the people around me, and most importantly, it’s the idea that I woke up this morning and didn’t have to go to work, but I did anyway because I wanted to.” Our growth is greatly due to the fact that we each play a part in maintaining the belief that our clients aren’t just an email, and we’re not just…

The Dallasites101 Guide to Apartment Pools In Dallas

By | Uncategorized

We’re big fans of Dallas and the summertime is no exception, but some days we need a break from this heat! So, who has a pool that we can come jump in?! Seriously though — we did our homework and discovered the best apartment pools in Dallas. Check out the list and then hit up your friends (and their friends) to figure out who lives somewhere with an awesome pool! And don’t forget to protect your skin from the sun! Follain on Knox is our favorite for natural clean beauty products including sun care. We personally lather up in the tinted facial moisturizer by Raw Elements. The Hudson Photo courtesy of @thehudsonaptstx The Hudson Dallas Apartments, new luxury living in Knox, has caught our attention! We’re sort of feeling jealous that we aren’t in the market for a new apartment because The Hudson is very tempting! The amenities are a big selling point, with the elevated pool set on a deck that features a covered outdoor entertaining kitchen, fire pits, and grills. The other major amenity? A sky lounge with a kitchen and wine room, as well as outdoor patio.  Visit the pool at this hot new property sporting the hottest swimwear, from Chubbies on Henderson Avenue.    Ascent  Photo courtesy of Ascent Victory Park The Ascent Victory Park’s pool is special because you can go for a swim while surrounded by high-rises and truly, smack-dab in the middle of Dallas. The Reveal – Smart City x Dwell With Dignity Home Renovation For Local Family

By | Uncategorized

In April, we embarked on a quarter-long journey with Dwell With Dignity, a non-profit who’s work so closely compliments our mission to connect people with the space to be themselves! Focused on designing and furnishing safe, functional homes for families recently removed from homelessness, Dwell With Dignity’s cause seemed almost a direct extension of our own. Completed living room renovations What we accomplished together During the second quarter of the year, Smart City made a pledge to donate $2.50 for every apartment home we helped our clients lease. So, if you worked with a Smart City agent and leased in April, May or June, the final product you see in this blog is because of YOU! We saw great momentum as pledges started rolling in so early in the project. So much so that we aimed to surpass our original goal and try to raise enough money to fund two home renovations, which costs around $10,000. We set our sights high and, though we didn’t make two renovations happen this quarter, we contributed to the gifting of a healthy space for a domestic abuse survivor and her son to call home. The additional funds we raised in an attempt to furnish two apartments, were given directly to the sponsored family to further support them in their transition! A week prior to the final donation hand-off and new home reveal, we shut down our Dallas office and took time off to volunteer at the Dwell With Dignity warehouse putting things together, sorting…

Pro Decorating Tips To Make A Studio Apartment Feel More Spacious

By | Uncategorized

According to recent data, “studio” was the second most popular term used in apartment searches on Google last year, and we definitely get it! Renting a studio apartment boasts some great benefits: less furniture needed to fill the space, more opportunity to live in your fav neighborhood while staying in budget, a reason to apply that Marie Kondo method, your bed is also your couch )and dining room table) – the list goes on and on.  With as many benefits as studios bring, let’s be real: making that “efficient” amount of space feel more spacious is at the forefront of decorating efforts! Well, we asked Texas-based certified interior decorator and party stylist, Chári Herndon for her best tips and tricks to make a studio feel more spacious, and she gave some super easy decorating advice. In a hurry? Just skim the bolded bits so you can get to decorating! Top five tips, as told by the pro herself: “Utilize vertical space as much as possible. Incorporate a bookshelf or mounted wall shelves to take up less space.” “Larger heavier furniture will make a small room look cramped and take up way too much space. Instead, add pieces with exposed legs. When you can see the floor in a space, it tricks the eye and gives the space a more open look.” “Don’t be afraid to use pops of color. Adding a bit of color will liven up the room. Adding a colorful area rug, throw pillows, or artwork can bring…
