New Dallas Apartments: More Affordable Than You Think

A common misconception with new apartments is that they will be too fancy for your budget.  A lot of people who call us have tricked themselves into believing they can’t afford a newer property.  We want to clarify that older properties may offer lower rent, but when all is said and done at the end of each month, you actually may be paying more, and thus, the New vs. “Ew” argument strikes again.  Newer properties can actually SAVE you money. We want to show you some tricks of the trade so you don’t have to miss out on these deals!

Here’s the big secret: every property built in 2009 or later has to be Energy Star certified.

What this means for the apartment complexes: appliances have to be certified and up to a higher standard of efficiency, guaranteeing you savings on energy.  Windows are double paned and insulation is blown in between the walls, keeping your apartment cool during these hot summer months.  Another standard that has changed in recent years is a more modern and conservative plumbing system, which saves you from higher water bills each month from water you may not have even needed in the first place.

What this means for YOU: you save money on utilities every month in newer properties (anything built after 2009).

A lot of people think they have to sacrifice your desire for a nicer apartment in Dallas for the sake of saving money on rent.  Sure, you may be saving on rent, but what you aren’t paying in rent you will be paying in utility bills.  Older properties have less insulation meaning your sweet, sweet cold air in the middle of August seeps through the walls.  Another money saving tip: if you live in a property with interior hallways, you are only fighting the elements on one side for that air conditioning (or the heat in the winter months), instead of losing air to walls that separate you from outside AND the ones that separate you from your hallway!

Here’s a quick picture of what you might think you can afford vs. what you can actually afford.

This 650sqft one bedroom was built in 1994 and is going for $1035.  Your bills will probably total up to around $150-$200/month here.

This BRAND NEW 708sqft one bedroom is going for $1188, BUT your utilities will be around $50-80 per month here. You will easily save $100 on bills every month! Meaning you are only spending $40-50 more per month for a WAY newer, nicer, better apartment!
