Tip #2 Look for Properties Under Construction

Brand new apartment complexes often offer better specials because they want to fill up all the apartments as quickly as possible. They usually waive the application, admin and deposit or offer you 1/2 price deals on all of the application fees. Plus, the owners and managers are typically more flexible to negotiate with you on the monthly rent!

Tip #3 Be Prepared to Sign!

 

When you go and tour different properties, be prepared to apply within 24-48 hours. Many complexes will offer look and lease specials that are only good for up to 48 hours after your tour so be prepared to make a quick decision. You always need the following things to tour and apply: your ID, employment verification and pay stubs, details about your pets and a possible co-signer if you don’t make 2-3 times the monthly rent.

Tip #4 Be Flexible

If you are trying to lease an apartment in the summer, prices are usually pretty high. If there is anyway you can hold out on your move date and move in the Spring or Winter, you’ll probably save money. You should also be open to changing your plans. Instead of a two bedroom you may need to get a one bedroom or studio to save money!

Tip #5 Broaden Your Search

If you have your heart set on downtown, you may need to broaden your search and look in different areas! Downtown is the most expensive area in central Austin so by broadening your search, you might be able to find cheaper deals. Plus, it’s only a $5 Uber ride to any of the central neighborhoods so you’ll end up saving money in the long run!
